General Terms & Conditions
T & Cs
Your reservation is made with Steve Yarworth and Catherine Flatley trading as Mead Lodge B&B (“we, the establishment”) and represents a legally binding contract between you, your (“the guest or booking agent or both”) and the establishment.
We require a valid credit or debit card to secure bookings and make any claim for loss or damage to the establishment (also see Damage & Loss) and reserve the right to charge the card for any such loss or damage or cancellations falling outside the permitted time scales, as described in the ‘Cancellation Policy’ below.
Payment accepted by cash or any major credit card acceptable to the establishment. Cheques for the ‘first nights stay’ payment are only accepted if the booking is more than 3 weeks ahead following receipt of cheque.
Bookings made by telephone will require the ‘first nights stay’ to be paid with the balance payable on departure and on-line bookings will require the full booking value in advance (please also see mid to long term business users below).
Teenage children only are accepted by the establishment and must occupy a single bed in a twin bedded room with a parent. If more than one teenager is occupying a twin bedded room, one teenager must be over the age of 14 and at least one parent must be in occupation elsewhere in the establishment.
If you cancel or cut short your stay at Mead Lodge for whatever reason, the full booking value minus your ‘first nights stay’ payment paid will be charged.
*For commercial bookings a ‘first nights stay’ payment is not always necessary. However, all other terms of cancellation remain the same.
If we receive your written (fax,email,letter) cancellation within 21 days of your visit commencement date, cancellation charges will be made as follows:
21 to 14 days prior to commencement - 50% of the total booking value chargeable less the ‘first nights stay’ payment
13 to 6 days prior to commencement - 75% of the total booking value chargeable less the ‘first nights stay’ payment.
Less than 5 days or on or after commencement date - 100% of the total booking value chargeable less the ‘first nights stay’ payment.
We recommend that you consider a holiday cancellation insurance policy to mitigate the effects of any such cancellation charges
Bookings are not transferrable and cannot be sold on to a third party.
In the event of a cancellation we will endeavor to resell the room(s) for the whole period booked. If this is successful we will refund/credit the total cost less a £5 charge towards administration costs.
These time scales may differ with when bookings are made on line (please read T&C’s when booking on line).
Mid to long stay business users:
A ‘first nights stay’ payment is not normally required.
All outstanding payments must be made by close of business on Friday of the current ‘stay’ week as we do not offer business accounts.

Check-in is between 3.45pm and 7.30pm - Departures by 10am (exceptions by arrangement)
All Male/Female Stag/Hen type parties are not permitted
Mead Lodge is an ‘Adults Only’ establishment (please also see ‘Teenagers’ under the ‘Payments’ section). This may be more flexible if all rooms are booked by the same party for multiple nights.
Smoking is strictly prohibited (and illegal) anywhere within the house (smoking outside to rear only).Any guest rooms found to be tainted by residual tobacco odours will be closed with immediate effect for deep cleaning purposes and left to air for a 24 hr period and all charges including loss of revenue for an unusable room will be automatically charged.
Damage or loss:
If there are any accidents or spills, please let us know at the earliest opportunity.
We reserve the right to charge for any replacement, repair or cleaning cost of any item(s) belonging to the establishment and/or to the fabric of the establishment itself, that is/are deemed by the establishment to be carried out by you or one of your booking party, either willfully or because reasonable precautions have not been taken. In this event your credit/debit card will be charged without prior consent against invoice(s) raised that will be provided to you showing any such costs incurred.
We regret that we cannot allow any pets at Mead Lodge. However there is a ‘pet boarding’ facility close by.
Special dietary requirements:
We regret that we are unable to accommodate any persons with a serious and/or life threatening nut or food allergy as we cannot guarantee the provenance of every item of food in our kitchen.
For guests with any other dietary need such as gluten-free, vegetarian or vegan diets, please enquire when booking.
There is ample free onsite parking for non commercial vehicles and cars without trailers. Parking is at owners risk.
The establishment cannot be held liable for any damage or loss of personal items during your stay.
Hot food/Take Away’s etc. must NOT be consumed in the guest bedrooms. Please ask at any reasonable time and warmed plates and cutlery will be provided in the Breakfast Room.

We offer both wired and wireless (WiFi) internet access throughout the building as a complement to our other services and do not guarantee it’s availability, security or level of service.
These tearms and conditions supersede all previous published Terms and Conditions up to the 3rd October 2009. Any bookings made prior to this date will be honoured under any published previous versions to the point of ‘check-in’.
